No per-seat math and no sales call to find out what it costs. Your contractor, your JV partners, and your bookkeeper are free on every plan that includes them.
The free plan is live now — sign up and you're in, no card. Paid plans open soon; prices are published here so you can see exactly what they'll be.
Most software in this category charges per user, which punishes you for the exact thing that makes the software useful — putting everyone on it. theFLIP charges you, once. Everyone else around the deal is free, however many of them there are.
One general contractor or ten separate trades. Each gets their own login, sees only their own work, and costs nothing.
Every partner on every deal gets read-only access and a live report link, at no charge.
Your bookkeeper works the money across your deals without taking a seat off your plan.
You're analyzing deals, or you have one or two going and you want to see whether this beats your spreadsheet before you pay for anything.
The moment somebody else is spending your rehab budget, you want draws tied to budget lines and a live P&L. That's the whole reason Solo exists.
A JV partner asking for updates, a lender asking for draw packages, or a CPA asking for the year. Pro is the paperwork tier — it's the one that saves evenings.
Staff who need their own logins to your portfolio. If it's just you plus contractors and partners, you don't need Team — those people are already free on Pro.

A deal you haven't archived. Closed and archived deals don't count against the free plan's three, so selling a house frees the slot back up.
No, and there's no limit on how many. You pay for your plan; everybody else around your deals is free. Hiring ten separate trades costs the same as hiring one general contractor.
Because billing isn't finished, and I'd rather show you the real prices now than take your money through a process I haven't built properly. The free plan is fully live in the meantime — three deals, no card.
No to both. Month to month, cancel whenever, and the annual option is a discount rather than a commitment you can't get out of.
It stays. You keep access to your deals on the free plan's terms, and nothing is deleted because you stopped subscribing. You can export a deal's numbers and pull your year-end ledger as a CSV whenever you want.
Yes — annual is ten months' price for twelve months of service, which is 16.67% off. Solo is $290, Pro is $690, Team is $1,290.
Ask. I'd rather you run a real deal through Pro for a couple of weeks and decide honestly than pay for something that turns out not to fit how you work.
Three deals, no card, no expiry. When you hire a contractor or take partner money, you'll know which tier you need.
